Meadowvale Exchange is a high-profile industrial site located in the heart of Meadowvale, a large suburban district in the northwestern part of Mississauga, Ontario.
The industrial development sits on 11.3 acres and includes two buildings at 133,000 square-feet and 116,000 square-feet. Meadowvale Exchange also sits close to Highway 401, one of North America's busiest and widest highways.
While the location is attractive – especially for industrial use – it was important the design of the buildings was just as appealing to help them stand out amongst the other industrial developments in the area.
According to a Canadian industrial market update for Q2 2024, demand for newer industrial assets at certain price thresholds remained high. In fact, Canada’s national industrial availability rate continued on an upward trajectory, climbing 70 basis points, the highest since 2016. Canada’s industrial sector remains strong, especially in Ontario where new facilities continue to be developed.
Glenn Piotrowski Architect Ltd. was tasked with designing buildings for Meadowvale Exchange that would help attract tenants and achieve leasing goals.
Glenn Piotrowski Architect opted to use insulated metal panels (IMPs) on both buildings due to their design flexibility and thermal efficiency benefits. 31,000 square-feet of IMPs Installed by Frost Building Systems, Inc. gave the building a sleek, modern aesthetic.
More than 19,600 square feet of Kingspan’s KarrierPanel and 11,450 square feet of Kingspan’s KS Shadowline panels in the color Dove Gray were used on the exterior of the buildings.
Kingspan’s KarrierPanel is a cost-effective universal barrier wall alternative solution to traditional multi-component wall systems. KarrierPanel utilizes Kingspan’s fully engineered KarrierRail to securely and safely transmit loads from a wide range of non-combustible façade options to the structural supports behind the insulated panel. Kingspan’s KarrierPanel allows for faster building close-in and dry-in for reduced building costs, eliminates thermal-bridging energy losses associated with standard stud/cavity insulation construction and can also reduce delays in construction experienced with scheduling multiple trades.
Kingspan’s KS Series IMPs provide unique aesthetics through a wide range of profiles while delivering supreme thermal performance. Adjustable module widths can integrate for distinct architectural flair. KS Series panels can be customized with trimless ends and pre-formed corners to provide a clean, finished appearance. Available in horizontal and vertical applications, the fully engineered joint design of the KS Series allows for profile integration, creating a striking appearance.
The design of the building – alongside Meadowvale Exchange’s prime location – was able to attract tenants and get the two buildings 100% leased.

Red Bull operates within 175 countries selling over 11.5 billion cans annually and is the world's leading energy drink company. RGX Group provides full-service 3PL warehousing & logistics services for small and medium businesses and services Canada’s leading brands.
FIL Delivery was welcomed as Meadowvale Exchange’s third tenant, taking up the second building. FIL Delivery provides a logistics solution customized for the beverage alcohol business.
In addition to a sleek design, IMPs provide an air and watertight continuous insulation barrier that seals the building enclosure and helps increase energy efficiency, making it a preferred building envelope approach for industrial buildings.
This thermal efficiency and full vapor and water barrier make IMPs an energy efficient cladding option, helping to cut down on building heating and cooling costs.
