Termination at Stem Wall/Foundation:
This detail is commonly used over below-grade concrete parking structures with stucco above. The building code requires that cement stucco on framed walls have a weep to allow incidental moisture to escape. Cement stucco over concrete or CMU walls provide no weep or drainage capability—therefore a flashing is needed. Metal flashing should be lapped and sealed. For areas with high wind-driven rains, the continuous metal flashing may be set in a bead of sealant.
